Tumwater is the third largest city in Thurston County with an official population just under 20,000. This is changing fast as Tumwater is a fast growing suburb of Olympia. New home developments are popping up fast as well as businesses and other amenities.  Ironically, Tumwater is the oldest permanent American settlement on Puget Sound, at the end of the Oregon Trail. Finding a home may have been harder back then, you should be able to find a home already built, but you could be like the early homesteaders and find some available land in Tumwater, it still exists too. As of the census of 2010, there were 7,566 households of which 28.9% had children under the age of 18 living with them. The average family size was 2.83. The racial makeup of the city was 85.0% White, 1.7% African American, 1.2% Native American, 4.8% Asian, 0.5% Pacific Islander, 1.6% from other races, and 5.2% from two or more races. Hispanic or Latino of any race were 6.2% of the population. The median age in the city was 37.4 years. 21.7% of residents were under the age of 18; 10.4% were between the ages of 18 and 24; 28.2% were from 25 to 44; 26.8% were from 45 to 64; and 13% were 65 years of age or older. The median income for a household in the city was $43,329, and the median income for a family was $54,156. About 4.3% of families and 8.5% of the population were below the poverty line, including 9.5% of those under age 18 and 5.2% of those age 65 or over.
